6th Street Place is a affordable supportive housing modular edifice in Los Angeles, California. The project is developed by Mercy Housing California replacing a three-story light industrial building at 6th and San Julian streets which was once home to the “Skid Row City Limits” mural. It was complete ready for occupancy in July of 2023. The housing is directly to serve the homeless individuals living in Skid Row. The project, which had an estimated budget of $54 million was awarded $14.58 million in funding from the Housing and Community Development Department.

6th Street Place is a six-story building with 93 residential units built utilizing modular construction to improve quality and meet tight deadlines.

The timelines prove that developers were able to finish the project quickly and efficiently using the modular construction process. This involved constructing the units off-site in Guerdon’s Boise, Idaho factory and then assembling them on-site. This method also offers better quality control and potential cost savings compared to traditional construction methods.

The supportive housing edifice also features a 1,800 square feet of ground-floor commercial space, a 13-car parking lot, a community room, a landscaped outdoor courtyard, and on-site supportive services provided by The People Concern, making it a friendly and affordable place to live.

The apartments are available for rent prioritizing the homeless individuals in Skid Row. The developers are hoping it provides much-needed affordable permanent supportive housing for local residents that is greatly needed for the significant homeless population in the area.

Guerdon Modular Buildings produced the modules used for the project, with Suffolk Construction as the general contractor.
