72nd Avenue is a significant milestone in Portland’s modular construction landscape, marking Guerdon’s second modular project after the success of Dekum 13. Developer and self-performing General Contractor, Tuyo Development LLC, is hands-on with this 14-unit, 2-story townhome project, consisting of 28 modules and will be located in Portland, Oregon.

The developer opted for modular construction due to its advantages in quality, speed, and efficiency, particularly in an era of rising construction costs and a shortage of skilled labor. Guerdon’s factory construction of the modules took place during the winter of 2024/2025, ensuring precise assembly and high-quality control in a climate controlled environment. While it was snowing outside, Guerdon team members could focus on the job at hand without being cold and wet.

The modules will be craned and set into place in spring, significantly reducing the on-site construction timeline. This approach will allow the townhomes to be ready for occupancy before the end of the year.

The project is designed with sustainability in mind, targeting Earth Advantage certification, a local green building standard similar to LEED. Sustainable features will contribute to long-term energy savings and environmental responsibility, aligning with Portland’s commitment to green building practices.
