EVIVA MIDTOWN (formerly “The Warren”) is a 118 unit condominium-style apartment building that opened to tenants in September of 2016 at the corner of 16th and N Streets, in the heart of Sacramento.

As a testament to the quality and value modular construction brings to the table, in 2017 (one year after opening the doors), developers sold the building for $53.0 Million, commanding the highest price per unit ever for a multifamily sale in the region, nearly $450,000 per unit.

The development team chose to employ Guerdon’s Modular Technology for the greener construction process, reduced construction timeline and the lower operating costs associated with a better built building.

The six-story structure (five stories of modular wood construction over a concrete podium) has both below and at-grade site built parking. The unit mix includes 78 one-bedroom units ranging from 700 – 800 square feet and 40 two-bedroom units ranging from 1,100 – 1,200 square feet. Unit amenities include energy star appliances, dishwashers, washer/dryer, nine-foot ceilings, large windows, ceiling fan, and premium finishes.
