Guerdon is proud to partner with Housing Development Corporation (HDC) and the Housing Authority of Monterey County to deliver Parkside Manor, an affordable senior housing project in Salinas, CA. This redevelopment effort is critical, as it replaces outdated housing with modern, energy-efficient units while minimizing displacement for current residents.
Phase I of Parkside Manor includes two four-story modular buildings, totaling 80 apartments, along with a 3,000-square-foot resident center offering tenant amenities such as activity rooms, a computer lab, a communal kitchen, and staff offices. The project consists of 104 modules, all manufactured at Guerdon’s facility and delivered to the site for rapid assembly, helping reduce disruption to relocated residents.
Bringing the entire team together early—including the developer, architect, general contractor, and modular manufacturer—is critical, especially for affordable housing and tax-credit projects. Each party plays a vital role in refining the project scope, optimizing the design, and tightening up budgets and the delivery method. By aligning early in the process, the team ensures that when tax credits are awarded, the project is fully dialed in and ready to execute—meeting the strict financing-driven timelines without costly delays or adjustments.
This project is unique not only due to its fast-tracked construction timeline but also because it marks the first time this particular team—each with prior experience on Guerdon-built projects—has come together on the same development.
