The Unseen & Unheard Benefits Modular Construction Offers Local Communities
An obvious yet not so obvious benefit of off-site construction is the fact that a majority of the work is performed off-site.
SAN FRANCISCO, CA, March 2023 – Modular construction is becoming increasingly popular in the construction industry as it provides numerous benefits, including less disturbance to local neighborhoods during construction. The benefits of modular construction were recently highlighted by Bill Heath, of the Jefferson Elementary School District, and Kenny Hall, a modular specialist, in the midst of a modular build in the heart of a neighborhood in Daly City, CA.
At the Jefferson Elementary School District, the decision was made to build a faculty and staff housing project consisting of 56 apartment units. The aim was to retain staff and faculty in the face of high living costs in the Bay Area. However, as the project was adjacent to an active school, it was essential to minimize disruption. The district chose modular construction, which allowed them to build the units at a factory and install them on site. This approach enabled the school to continue operating during the construction period.
Bill Heath of the Jefferson Elementary School District said, “It was very necessary for us to continue the operation of the school during the construction period, and this was the most beneficial method.”
Kenny Hall, a modular specialist, also spoke about the benefits of modular construction, particularly with regards to community impact. “Modular to me is the only way to go with this project just due to the community impact,” he said. “The community impact with construction, vehicles, they limit the schedule in which the deliveries are going to be delivered and take up the roads, the construction noise, the duration. But, the most important part of that is getting these units direct to their consumers and their tenants up to a year earlier.”
Modular construction offers many advantages over traditional construction methods. Not only does it minimize disruption to local communities during the construction process, but it also allows for faster construction times, reduced costs, and increased quality control. As a result, it is becoming an increasingly popular choice for developers and builders alike.
With the growing demand for affordable housing and the need for quick and efficient construction methods, modular construction is likely to become even more popular in the coming years. As developers and builders continue to recognize the benefits of modular construction, it is likely that we will see an increasing number of projects utilizing this innovative approach to building.
